About Harmony House Mortgage Advisers
A Leicester-based independent mortgage advice firm founded on a simple idea, that arranging a mortgage should feel personal, transparent and calm, whatever the size or complexity of the case.

Independent advice, from a firm that cares about the detail
Harmony House Mortgages was founded by Bina and Tajal after many years advising clients inside large corporate and PLC mortgage environments. They saw the same thing time and again: excellent lending knowledge, delivered through a process that too often felt impersonal. Harmony House Mortgages was created to keep the expertise and lose the production line, a boutique practice where clients deal directly with the people advising them.
What has never changed is the approach: unhurried conversations, clear recommendations, and steady support through what is often one of the largest financial commitments people ever make.
What we stand for
Real conversations. No scripts, no pressure, no rush.
Advice based on your circumstances, not on any single lender.
Compliance-led, considered and clear on the trade-offs.
One adviser from first call to completion, and beyond.
Advice that starts with you
Independent mortgage advice means our recommendations are shaped by your circumstances, not by a tie to any single bank or product. We explore suitable lending options based on your needs and explain clearly why we recommend a particular route.
In practice, that means we research a broad panel of lenders, from the high street names you will recognise to specialist and niche lenders that are only accessible through an intermediary. Where a case falls outside our permissions, such as certain commercial lending, we will say so and refer you to a trusted specialist rather than force a fit. Full details of our status, panel and permissions are set out in our Terms of Business, which we provide before any advice is given.

Bina brings extensive experience from the corporate mortgage sector, combining specialist knowledge with a highly personal approach to advice. She works with clients across the mortgage spectrum, from first-time buyers and home movers to experienced landlords, property investors and high-net-worth individuals with more complex borrowing requirements. Away from work, Bina is a busy mum of three.

Tajal brings extensive experience from the corporate mortgage world, with a particular strength in navigating complex cases and finding solutions where the straightforward route isn't always the right one. Her calm, considered approach and attention to detail give clients confidence throughout the process, whether they're remortgaging, self-employed, investing in property or have more specialist borrowing requirements.

Working with Harmony House Mortgages
What does independent mortgage advice mean at Harmony House Mortgages?
It means our recommendations are based on your circumstances, not on any tie to a single bank or product. We explore suitable lending options from across the market we can access, then explain clearly why we suggest a particular route. Full details of our permissions and panel are shared at the start of your advice process.
Do I meet the same adviser throughout?
Yes. You will work with either Bina or Tajal from your first conversation through to completion, and beyond when it is time to review. Continuity matters, especially in mortgage advice. You never have to re-explain your situation to a different person or start again with someone unfamiliar with your case history.
Do you offer in-person, phone or video appointments?
All three. Many clients prefer video or phone appointments for convenience, especially outside working hours. Others prefer meeting in person. We will fit the format around what genuinely works for you and your household. Wherever we meet, you receive the same considered, personal advice and clear written follow-up after every appointment we have together.
How are your fees structured?
Advisers can be paid by lender commission, a client fee, or a combination of the two. At Harmony House Mortgages there is no charge for your initial conversation. If we go on to advise you, we will confirm in writing exactly what you will pay, when it becomes payable and what commission we expect to receive from the lender, before you commit to anything. There are no hidden charges, and full details are set out in our Terms of Business.
How do I get started?
The simplest way is to arrange a conversation through our contact page, or call us and we will arrange a time that suits you. Your first conversation is a friendly, no-obligation chat about your situation and what you would like to achieve. Everything after that runs entirely at a pace you feel comfortable with.
