Harmony House Mortgages Ltd is an appointed representative of The Right Mortgage , which is authorised and regulated by the Financial Conduct Authority. You can check this on the Financial Services Register at register.fca.org.uk.
2. The service we provide
We advise on and arrange residential mortgages, remortgages, buy-to-let and other lending, together with protection insurance such as life cover, critical illness cover, income protection and mortgage protection. Before we recommend anything, we will assess your circumstances, objectives and attitude to risk, and we will explain in writing why a recommendation is suitable for you.
Some services, including commercial mortgages and certain bridging or specialist finance, may be referred to a trusted third-party adviser. Where we make a referral, we will tell you before we do so and explain any payment we may receive.
3. Scope of advice
For mortgages, we offer a comprehensive range of products from across the market, but not deals that you can only obtain directly from a lender. For protection, we advise on products from a range of insurers. We will confirm the exact scope of our service in the disclosure documents we give you before advice is provided.
4. Fees and how we are paid
We may be paid by commission from the lender or insurer, by a fee from you, or by a combination of both. We will always tell you in writing how much any fee will be, when it becomes payable and what it covers before you commit to anything. There are no hidden charges.
5. Your information
We will handle your personal information in line with our privacy and cookie notice. You must give us accurate and complete information. Providing inaccurate information may affect the suitability of our advice, the terms offered by a lender or insurer, or the validity of a policy or claim.
6. Conflicts of interest
We act in your best interests at all times. Where a conflict of interest arises that could affect our impartiality, we will tell you about it in writing and explain the steps we have taken to manage it before continuing.
7. Ending our relationship
You may end our engagement at any time by telling us in writing, without penalty and without needing to give a reason. Any fees properly due for work already carried out will remain payable, as set out in the fee disclosure we provide to you. We may also end the engagement, in which case we will confirm this in writing.
8. Complaints
If you are unhappy with any aspect of our service, please tell us. Our complaints procedure explains how to raise a complaint, how we investigate it and how to refer the matter to the Financial Ombudsman Service if you remain dissatisfied.
9. Financial Services Compensation Scheme
We are covered by the Financial Services Compensation Scheme. You may be entitled to compensation from the scheme if we cannot meet our obligations. Mortgage advice and arranging is covered up to a maximum limit per claim, and insurance advice and arranging is covered for a percentage of the claim without any upper limit. Further information is available from the FSCS at fscs.org.uk.
10. Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction over any dispute arising from them.
